Why site-finished hardwood
Most stores sell prefinished boards that arrive already stained and sealed. Site-finished hardwood is authentic solid wood, installed raw and then sanded flat, stained and finished in your home.
Wood species and options
- White oak and red oak, the most requested in North Texas homes
- Hickory, for hardness and strong grain in busy homes
- Maple, walnut and cherry
- Solid hardwood in the width and grade you choose, generally 2¼ to 6 inches
- Looking for prefinished or engineered boards instead? See engineered hardwood installation.
How an installation works
- 1In-home estimate. We measure, check the subfloor and moisture, and bring samples. You can also visit the showroom at 209 N Tennessee St, Suite E, by appointment.
- 2Plan and order. You pick species, width and finish, and get a written estimate.
- 3Prep. Old flooring comes out and the subfloor is leveled and prepared. The new wood acclimates in your home for 5 days before it goes down.
- 4Install. Boards are nailed down over a wood subfloor. Over a concrete slab, we first build one: a vapor barrier, then plywood, then felt, and the hardwood goes on top.
- 5Sand, stain and finish. Sanded flat, stain tested on your floor, then sealed with a protective top coat.
- 6Walkthrough. We walk the floor with you before we call it done.
Stairs
Carpeted stairs can be converted to hardwood that matches your new floor: new treads, risers and nosing, stained and finished with the rest of the job.
What goes into the price
Every home is different, so we price after an in-home visit. What moves the number:
- Species, grade and board width
- Subfloor condition and how much leveling it needs
- Removing and hauling away the old floor
- Stairs, transitions and trim
- The finish system and number of coats
You get a written estimate with the scope spelled out, so you know exactly what you're paying for.

Frequently asked questions
How long does a hardwood installation take?
From start to finish, a project can take anywhere from 2 to 3 days up to 2 weeks, depending on the size of the job and the preparation it needs.
Can we stay in the house during the work?
Yes, you can stay in your home during the work, or be away if you prefer. It's up to you, and we can support either.
Should I choose site-finished or prefinished hardwood?
Site-finished gives a flush surface, a custom stain color and solid wood you can refinish for generations. Prefinished goes in faster with less time out of the room. We'll recommend one after seeing your home.
Can site-finished hardwood go over a concrete slab?
Yes. Most Collin County homes are built on slabs, so we do it often. Done properly, it's a layered build: a vapor barrier over the slab, then plywood, then felt, and the hardwood is installed on top. That gives solid hardwood the wood subfloor it needs and keeps slab moisture away from the boards.
How much does hardwood floor installation cost?
It depends on the species, width, finish system and the condition of your subfloor. We give a written estimate after a free in-home visit, so the price reflects your home, not an average.
Do you move furniture and remove the old floor?
Yes. We move the furniture and remove the old floor.
